Why Asphalt Shingles Actually Fail.

An asphalt shingle is a fibreglass mat saturated with asphalt — and asphalt is a petroleum product held together by volatile oils. Those oils are what give the shingle its flexibility, its waterproofing, and its ability to hold the ceramic granules on its surface.

Heat and UV drive those oils out. Not suddenly — continuously, from day one. As the oil content drops, the asphalt hardens. A hardened shingle can't expand and contract with the daily temperature swing anymore, so it starts to crack at a microscopic level. The bond holding the granules gives way. The granules wash into the gutter. Without granules, the exposed asphalt takes the full UV load directly, which drives out the remaining oil faster.

On Long Island there's a second engine driving the same loop. Every winter, water works into those micro-cracks, freezes, expands, and widens them — then thaws and does it again. Freeze-thaw doesn't create the brittleness. It exploits it, and it does so a few thousand times over the life of a roof.

When a roofing contractor looks at a 15-year-old Long Island roof and says "it's at the end of its life," what they're actually observing is oil depletion — a chemical condition — and calling it a structural one. The distinction matters enormously, because a structurally failed roof has one remedy and a chemically depleted roof has two.

If the deck is sound, the flashing is intact and the shingle bodies are whole, the problem isn't that the roof is old. The problem is that it's dry. And dry is a condition you can reverse.
